Pros of Embrey Mill

Whether you're looking for a single-family home, a townhouse, or a condo, Embrey Mill has a home suited to your budget and your needs. While this area has some not-so-great things, we’re going to start by giving you some of the top reasons why people love living in Embrey Mill.

Plentiful Amenities

The first and the most popular reason why people love living in Embrey Mill are the community amenities—and the list is long. There are over 285 acres of open space including parks, trails, and play areas. There's also an outdoor pool that features a kids’ area, a slide, and a lounge area with chairs for you to enjoy the sunshine.

Residents can also take advantage of an outdoor kitchen, a community garden, a racetrack theme park, multiple playgrounds, a multi-use court for and sport, a dog park, and a fitness center, and the soon-to-be Embrey House, which is the welcome center. You’ll find one in the original section and one in the new section of the community—with the one in the new sections featuring a place that you can rent to have parties.

In addition to these amenities, visit the Grounds Bistro, where you can start the morning off with a cup of coffee and end the evening with a cocktail. Here, neighbors become fast friends. Sometimes they even have live music indoors or outside that you can sit and enjoy, too. Right across the street is the Jeff Rouse Swim and Sports Center, a brand-new state-of-the-art 76,000 square foot facility that’s just a quick walk or bike ride away. Lastly, there's a brand new Publix within walking distance for your convenience.

Location And Community

Now that we’ve talked about all of the amenities, another reason why people love living in Embrey Mill is the location. Embrey Mill is less than one mile from Route 95 and only 12.5 miles from Quantico, making it a great location for commuters. There are numerous commuter lots and easy access to the hot lanes if you have to go up to DC.

Did I mention that Embrey Mill has lots of community events throughout the year? It's kind of has that small-town vibe that’s great for connecting with your neighbors. If you are military and deployed, they even have something special just for you: they’re going to mow your grass and help you take care of the lawn.

Cons of Living In Embrey Mill

As you can see, there are plenty of pros to living here in Embrey Mills. However, like any place, there are some cons. Here are some things you need to know before you move here.

HOA And CDA Fees

Did you know that Embrey Mill not only has an HOA fee—which covers all those amenities and more that we just talked about—but it also has a CDA fee? A CDA fee is for the Community Development Authority and is due every year. It's a special assessment for a single-family home that costs about $1,500 a year. For a townhouse, you’ll pay about $960 a year.

Another interesting fact, which sometimes people think is a pro or a con, is that Embrey Mill is zoned for two different high schools. Phase one is currently zoned for one high school, while phase two and phase three are zoned for another high school. I would highly encourage you to make sure that you check which high school the home that you want to buy is zoned for.

This one could also be looked at as a pro or a con: the lot sizes in Embrey Mill are actually quite small. Why? Because they want you to get out and enjoy all of the amenities that this community has to offer. So if you love cutting grass, this might not be the community that's best for you.
