Summers in VA are HOT!! The thought of splashing around on hot days, hosting poolside parties, and enjoying quality family time can be enticing. So many people like the idea of a pool in their own backyard but what happens when you go to sell?


The key is if you add a pool it is for you, not for resale. A few things to ask yourself before buying your floats:

  • How long do I plan to live in the house and is it worth the investment based on how many years I will enjoy it?

  • Am I adding a decorative mermaid in the tile with my favorite person’s face or doing a very dark blue bottom or am I keeping it a more universal color and style (yes I have seen both and it wasn’t good)

  • Will I have a fence around just the pool or attach the fence to the home with chimes on the doors? (Some people will have strong feelings about this one)

  • What type of pool are you wanting to add? Fiberglass, Liner, Gunite or another material? Maintenance is something to consider long term

Considerations Before Making a Decision

Budget: Assess your financial situation and determine if you can comfortably afford the initial installation costs and ongoing maintenance expenses.

Lifestyle: Consider how much time you and your family would realistically spend in the pool and if it aligns with your lifestyle.

Available Space: Measure your backyard space and see if it can accommodate a pool without overwhelming the outdoor area.

Safety Measures: If you have young children or pets, ensure that you can implement necessary safety measures to prevent accidents.

There are many other considerations, however, in my experience if the pool is tastefully done, doesn’t take up the entire backyard and is well maintained many buyers in this area would to open to a pool and those who aren’t well they will just keep on looking.
