Are you thinking of moving to downtown Fredericksburg and you need someone to give you the bottom line of what it's really like?

In this episode of Give, Work, Play, we're going to talk about the good, the bad, and the ugly of living in downtown Fredericksburg, Virginia. We’ll explore everything from entertainment and location to commute times so you know if this area is right for you.

Fun In Fredericksburg

Before we dive into the cons, we’re going to start by giving you the many reasons why people love living here. The most popular reason is that you can live, work, and play in downtown Fredericksburg. And guess what? You don't even need a car to get around.

Downtown Fredericksburg has tons of small restaurants, independently-owned stores, and trails all over the place to hike. It also has a lot of history. Whether you're looking to take a nature walk, a kayak ride down the Rappahannock, or travel the city streets in a horse-drawn carriage, you can do it all here. There's even a ghost tour that you can take during Halloween. And because it’s a college town, it has a super cool vibe with something for every age to do.

Commuting And Location

The second reason people love living here is the location. If you need to commute, the VRE is right there in downtown Fredericksburg with easy access to Quantico up to DC. And if you have a car—which I do recommend—there are plenty of places that you can go to, like Wegmans, Costco, the mall, and your regular big box chain stores and restaurants.

If you want to get out of the city to enjoy some serenity, you can drive 1.5 hours to the Shenandoah mountains and go for a nature hike. DC and Richmond can also be easily reached between 1-1.5 hours by car. Whatever you prefer to do, Fredericksburg’s location makes an ideal setting off point.

The Cons Of Fredericksburg Living

If you're serious about moving to Fredericksburg, you need to know what you're getting into—so we’ll talk about a few cons, too. First, did you know that inventory in downtown Fredericksburg is very low because everyone wants to live here? This might make it a little tricky to find the perfect house, though we can make it happen.

Second, the traffic here is not the best. While we do have a lot of commuting options to get you north, south, or wherever you want to go, the traffic can be a little bit difficult to manage. The key is knowing what time you're going to go, where you're going, and the best way to get there. One of the cool things that Fredericksburg has is access to the hot lanes or high occupancy travel lanes. So even though traffic is bad, you have options to get around and make it a little bit better.

Besides these two things, I honestly can’t find any major cons of living in downtown Fredericksburg. I work here and I absolutely love it.
