Why should I use a Realtor when I’m buying new construction? I will save money if I don’t right?

The sales price is not something that is lowered because they aren’t paying an agent. Typically that is already factored and comes from a separate allocation.

If you think about it, the builder would like to keep the sales price at what is listed or higher so the comps help hold the value of the community. One other note to keep in mind, the price you see most likly is not the price you will pay because you haven’t factored in design center costs. This is one place a realtor can help with negotiating these details.

I work with many local builders and those with relationships are key to a good transaction from start to finish. The sales representatives are working on behalf of the builder and we there to work on behalf of you. Just like if you purchased a resale home. It’s to your advantage to have someone sitting with you that knows the process and can help you from dirt to drywall to closing.
