Hampton Oaks And Apple Grove

The first examples I want to share with you are popular resale communities in Stafford County—one in Hampton Oaks and the others in Apple Grove. Both homes are traditional colonials that cost around $500,000, with four bedrooms, two and a half baths, and unfinished walkout basements. Hampton Oaks offers a swimming pool, a school, sidewalks, a tennis court, and even a beach volleyball court.

Just down the road is the Apple Grove community. A similar house here has four bedrooms, two and a half baths, a walkout basement, and a fenced-in backyard. The community also has a little tot lot area.

Just to give you perspective, the resale on both of these homes was right around the $500,000 range. These are typical prices you’ll see in the North Stafford resale market for a four-bedroom, traditional colonial home.

Larger Lots In North Stafford

The second option that you might want to consider is for those who want a little more land. If you're looking for something that's on three or more acres, your options may be limited—and these properties tend to go pretty quickly. While some include an HOA and some don’t, three-acre minimum lots cost anywhere from $452,000 all the way up to $850,000.

The homes we talked about in Hampton Oaks and Apple Grove are about 2,500 to 3,500 square feet. If you're looking for a similar home or bigger—such as 4,500 to 5,500 square feet—on three acres, you might be pricing yourself upwards of $750,000 to $800,000. This price also depends on whether you’re on a lake, have access to a golf course, whether you can have horses, and more.

So if you're looking for three or more acres of land in North Stafford but want to stay in the $500,000 price range, you're probably going to get a slightly older home on a bigger piece of property.

New Construction

The third option to consider is new construction—and Stafford County has quite a bit of that. Price depends on whether you’re looking for a townhouse, condo, or single-family home and what amenities the community has to offer.

For new construction, you could purchase a townhouse for around $500,000. This price point depends on what you're putting in it, as the average sales price for a townhouse is probably closer to $450,000. If you're looking to build a single-family home, most of those prices are starting at just under $500,000 more or less. You might also need to look further outside of North Stafford to get to that price point of $500,000.

Fredericksburg

Most people moving to Stafford look at Stafford not only as a town but as a county. Stafford County includes part of Fredericksburg, located right along the Route 17 corridor. Route 17 is considered South Stafford County, but it's also still considered Fredericksburg. So what can you get there for $500,000?

In most cases, you're going to find a colonial resale home around $450,000 to $475,000, keeping you under that $500,000 mark. If you're looking for new construction in that area, you're probably still looking at $500,000 and up—and most likely, you're looking at a little bit of land along with that new home.
