Welcome To Hampton Oaks

One of the biggest reasons people love living in Hampton Oaks is all of the amenities. It has an outdoor pool with a summer swim team, plenty of tot lots, a sand volleyball court, a tennis court, and more. You name it, this community has it.

Hampton Oaks also includes sidewalks that are walkable to the Hampton Oaks Elementary School, which is right within the community. It's also within walking distance of the Woodlands Pool, where Stafford County Parks and Rec holds multiple events during the summer. Additionally, it’s within walking distance of the library where there are different types of functions like Mommy And Me clubs, reading clubs, and after-school tutoring.

Close to Hampton Oaks—which is somewhat walkable or maybe a bike or car ride away—is the Jeff Rouse Center. This community center has indoor pools, soccer fields, and flag football fields.

About the Location

Hampton Oaks is located in a great spot. It’s very conveniently located right off of 95 and is close to multiple different commuter lots. You're about 30 miles away from the beltway or about a 10-mile commute to the main gate of Quantico. There are ways that you can maneuver not getting on 95 or Route 1 that might make your commute just a little bit quicker. Additionally, if you’ll only be in the area for about three to four years and you're thinking about keeping your home as a rental property after you leave, this community is a great option for a rental investment.

Home Options

As you can see, there are plenty of reasons why people love living in Hampton Oaks. If you're really considering moving here, though, you’ll probably want to know about some of the cons, too. One of the cons that we hear when we're showing homes in the Hampton Oaks community is that it's more of an established community. What do I mean by that?

Well, you might find a not-so-modern kitchen without all of the new amenities, white cabinets, and tile. In the primary bathroom, you may still see that big soaking tub as opposed to a giant shower with all the jets. Is it something that you can handle and update? Absolutely. So if you're looking for something a little bit more established—or even a home where you might take on a smaller project—this may be the community for you.

One of the other cons that we sometimes hear is about where the home is actually located within the community. Some are on a slightly more well-traveled road than others. The great thing, though, is depending on where it sits, there are a lot of cul de sacs in the community as well. What you might want to do is check to see where the house is actually located and what street it's on in the community itself before you go and see that home.

HOA Fees And Lot Sizes

As you probably know, Hampton Oaks has some HOA fees attached to it. So if you're looking for something that's not in an HOA, this is probably not the best option for you. It does provide certain services as I mentioned before; all those amenities are included.

There are some other things that they do take care of as well within the community, such as trash pickup for example. If that's something that's not for you, then you probably want to look at other options within Stafford than Hampton Oaks. It’s definitely not the home if you want to be outside that HOA.

One of the other cons of Hampton Oaks is the lot size. If you're looking for something that has a lot of privacy and a little bit more space, this is also probably not the community for you. Although new homes in Stafford County are on less than a half-acre lot or maybe even an eighth of an acre, Hampton Oaks homes tend to sit more on a quarter acre to a half-acre lot. Because it is a little bit more established, they do have some more mature trees on some of the lots. However, if you don’t really want to see your neighbors, this probably also isn't the community for you.

So while yes, it's in an HOA and yes, there are some cons to it, one of the great things about Hampton Oaks having the HOA is that they hold a lot of very specific community events just for Hampton Oaks.
