Thinking about moving to Stafford, Virginia, and you're not sure which neighborhood to settle in?

In this episode of Give, Work, Play, I'm going to walk you through some of the most requested neighborhoods in Stafford that people are asking about when moving here. I’ll explain the details of each area so you can decide which one will fit you best.

Embrey Mill

Every day, people relocate to Stafford and ask us the same questions. What are the best neighborhoods? Where should I live? Why should I live there? I’m going to show you my top faves, starting with Embrey Mill.  

If you love that small-town atmosphere, Embrey Mill is for you. Neighbors are like family, there are community events on the weekends, and you can meet for happy hour at the Bistro. Join with friends to make s'mores at the community center’s fire pit, take your dog to the dog park, or hike on one of the area’s trails. They've even got tot lots, pools, and soccer fields to enjoy a lively game outdoors.

Whether you're looking for a single-family home, a townhome, or a condo, Embrey Mill is suited for all different budgets and needs. The really neat thing is it's in a great school district within Stafford County as is in walking distance to a brand new Embrey Mill Town Center that's anchored by a Publix grocery store. This neighborhood is located only about 12.5 miles from the main gate of Quantico. It's very close to all different types of commuting options like the VRE.

If you want to drive, you can hit one of the slug lots—which I’ll talk about in a later episode. You’re also only a hop, skip, and a jump to route 95, where you can head north to DC or South to Richmond. It's very conveniently located to all kinds of shopping and amenities, so whatever you need, it's not far away.

Lastly, what does it cost to live in Embrey Mill? The average four-bedroom single-family home is about $550,000. As of Spring 2021, the average three-bedroom townhouse in Embrey Mills is roughly a little over $400,000. If you're looking to rent, you can plan on spending about $3,000 for that same single-family house. Townhouses, on the other hand, are going for about $2,500 in Embrey Mill.

Hampton Oaks

The second neighborhood that you might want to consider checking out is Hampton Oaks. Hampton Oaks amenities include an outdoor swimming pool that has a summer swim team, a tennis court, a sand volleyball court, and tot lots as well. These are all at a community center and an elementary school where you can walk on the sidewalks and take your kids to school in the morning.

Hampton Oaks is located 42 miles south of Washington DC, bout 10 miles to Quantico, and about 10 miles to Fredericksburg. It has easy access to grocery stores and dining options as well as the big box stores, too. As of spring 2021, the average sales price for a single-family four-bedroom home is in the high $400,000s to about $500,000. For a townhome in Hampton Oaks, it's in the low $300,000s.

If you're looking to rent in the area, what are your options? A four-bedroom costs about $2,300 a month. For a townhouse, you're looking at about $1,600 per month.

Additional Options

There are so many great options in Stafford that it’s hard to narrow it down. We're all different and we all look for different things. If you're looking for a place where you can have horses, you may want to consider the Seven Lakes community where you can have three-acre lots and horses. Or if you want to live on the water, you might want to consider Aquia Harbour, which is a gated community. Not only can you bring a boat, but you can also bring a horse, too.

Maybe you're looking for more of that small, quaint vibe. Outside of Embrey Mills, we have places like Woodstream or Colonial Forge. Regardless of what you’re looking for, Stafford provides you with plenty of options.

If you're not happy with any of those options, guess what? You can build new construction. There's a ton of new construction that's happening in Stafford. So you could build a new townhouse, condo, or single-family home on the three-acre plus lot or in one of the newer communities. You can live wherever you want with a swimming pool, no swimming pool, community feel, or privacy. Whatever you're looking for, Stafford has it.

Lastly, if you want a house with no HOA in a subdivision, you can have that in Stafford. Maybe you want that home on a three-acre lot that has trails to ride your horse. Or maybe you even want chickens. You can have a subdivision in Stafford, Virginia, that's perfect for you and allows for all these options.
